Quick Move-Ins Offer Designer's Touch at Waterbury Place in Buffalo Grove

Showcasing the skills of its professional design team, Edward R. James Homes is offering a selection of homes for quick delivery at Waterbury Place, a 31-acre community in Buffalo Grove.

Located at Route 22 and Waterbury Lane, Waterbury Place includes single-family homes, duplexes, townhomes, rowhomes and villas, surrounded by mature landscaping including more than 50 varieties of trees, ponds with fountains and a one-acre park. Homes at Waterbury Place have two to four bedrooms, 2 or 2½ baths and an attached two-car garage. They range in size from 1,578 to 3,793 square feet and are priced from the $360,000s to the mid-$800,000s.

"We asked that same design team to hand-select the most desirable features for these homes, using their discerning taste as well as their understanding of what homebuyers want most in a home. Martini noted the builder-designed homes are available for quick move-in, with delivery dates through the end of 2007 and early 2008. They feature floor plans from every housing type at Waterbury Place.

One home ready for fall move-in is the Chatfield, a 1,745-square-foot three-level townhome with a finished lower level, private rear deck and attached two-car garage. It is priced at $368,900.

While the Chatfield comes standard with two bedrooms plus a loft and 2½ baths, the Edward R. James design team chose to add an optional third bedroom in lieu of the loft.

"Buyers always love the adaptability of the Chatfield's lower level, which makes a great home office, game room or family room," said Martini. "A third bedroom adds even more flexibility, particularly for homebuyers who have kids, plan to start a family, or have frequent overnight guests."

Other upgrades include a cathedral ceiling in the master bedroom, a soaker tub in the secondary bath and recessed lighting in the kitchen. Hardwood floors, which are standard in the kitchen, foyer and powder room, are extended into the living and dining rooms and on the staircase, which also features oak rails.

Edward R. James designers also chose the home's interior colors and finishes. The kitchen's Brookhaven by Wood-ModeĻ 42-inch maple cabinetry has a mocha finish to coordinate with granite countertops and stainless steel GE appliances.

Another builder-designed home is the Eden, a 1,785-square-foot two-story rowhome priced at $439,900 and available for immediate delivery.

As with the Chatfield, the Edward R. James designers upgraded the Eden from its standard configuration of two bedrooms plus a loft to an optional three bedrooms, and also added a full basement.

"With a family room, eat-in kitchen and combined living and dining room on the first floor, and all three bedrooms upstairs, the Eden is a great alternative to a single-family home in Buffalo Grove," said Martini.

Upgraded finishes in the Eden include white maple cabinets in the kitchen, complemented by granite countertops in sage brush and stainless steel appliances. Hardwood floors run throughout the first floor, creating continuity between the living areas.

As a maintenance-free community, Waterbury Place provides snow removal, landscaping, exterior painting and tuckpointing, and an underground sprinkler system.

The community is walking distance from the Prairie View Metra station and is just north of Milwaukee Avenue's restaurant row. Several golf courses, Westfield Hawthorn Mall, City Park Shopping Center, Regal Cinemas and a planned Lifetime Fitness Center are also nearby.

Waterbury Place residents are served by Lincolnshire School District 103, including Laura Sprague School, Half Day School, and Daniel Wright Junior High School. The community is within walking distance of highly rated Adlai E. Stevenson High School.
